COV / Electrical Certificate Of Verification
Electrical Certificate of Verification (COV)
Why do you need a COV?
When buying, selling, or insuring a property, an Electrical Certificate of Verification (COV) may be required. Banks often need proof of electrical compliance before finalising mortgage settlements, and insurance companies may request one to confirm the safety of a property’s electrical system. Older homes and commercial buildings are especially likely to need a COV to meet compliance standards.
When might a property need a COV?
- Before purchasing – As part of pre-purchase due diligence or an insurance requirement
for mortgage approval. - After purchasing – For reassurance about the electrical condition of your new property.
- Before selling – To provide potential buyers with evidence of a property’s electrical
safety, especially for older homes or investment properties. - For electrical concerns – If you’re experiencing intermittent issues or want a general safety check-up.
The inspection process
A COV assessment helps identify potential electrical hazards that could put your property, occupants, or staff at risk. The inspection time varies depending on property size and type, and assessments typically fall into three categories:
- Basic visual inspection – A surface-level check of visible electrical components.
- Visual inspection with limited testing – Additional verification beyond a basic check.
- Full visual inspection with comprehensive testing – A thorough assessment for complete peace of mind.
For most residential and commercial properties, we perform a basic visual inspection, ensuring that key electrical components – such as the main switchboard and distribution board meet current safety regulations.
What’s checked during a COV?
During the inspection, a qualified electrician will assess:
- Light switches and power outlets
- Main switchboard and distribution board
- Earthing systems and bonding
- Electrical cabling and terminations
- Metal surface grounding
A COV provides assurance to homeowners, buyers, insurers, and financial institutions that the property’s electrical wiring is deemed safe by a licensed professional.
